Rebate Rules
* Buyer Rebate is Available only
For buyers who close escrow/proceed to final settlement with uGetOne
acting as their sole and exclusive agent in the purchase of Real
Estate. The Buyer Rebate is 1% Of The net Sales Price Only If the
cooperating broker commission Is actually received by uGetone at the
close of escrow/settlement for representing the buyer net of any
allowances or other deductions by uGetOne And Or As Specified On
Your Buyer Representation Agreement. Minimum Cooperating Broker
Commissions Apply. 1% Of The net Sales Price Rebate Is Based On
Minimum Seller Or Cooperating Broker Paid Commission Of 3% Of
The Sales Prices received by uGetOne at the close of
escrow/settlement for representing the buyer. If Commission Received
by uGetOne at the close of escrow/settlement for representing the
buyer is Less Than 3% Of The Sales Price Then uGetOne Will
Rebate The Buyer the amount of commission paid greater than 2% but
difference that is Less Than 3% Of the Net Sales Price. For example
if Commission Paid to uGetOne is 2.5% of the Net Sales Price, then
Buyer Rebate would be .5% or 1/2 of a percent of the net Sales
Price. If Buyer Agent portion of Commission received is 2% or Less
of the sales price there will be no rebate to the Buyer. Rebate will
only be paid or credited from The uGetOne Buyers Agent Side of
Commission If Commission Is Actually Received by uGetOne at the
close of escrow/settlement for representing the buyer. If No
Commission Is Collected, Nor Offered Then uGetOne Rebate Offer Is
Void. If you do not sign our uGetOne Official rebate addendum
along with signing a Buyer Representation Agreement before
viewing homes with your uGetOne Agent and before the offer to
purchase is signed, this rebate offer is void. See your
agent/Realtor for details. The amount of the cooperating broker
commission received will vary on individual properties. The rebate
will be paid or credited to the party or parties named as the "buyer(s)"
or "borrower(s)" on the HUD-1 Closing Statement or equivalent
official closing statement. In the case of an IRC §1031 Tax Deferred
Exchange ("Exchange"), the party named as the "buyer or borrower" is
the Qualified Intermediary (the "Exchange Company") and the rebate
will be paid or credited to the Exchange Company for the benefit of
the party conducting the exchange (the "Exchanger"). All buyers, or
in the case of any Exchange, the Exchanger must have signed The
Rebate Agreement Portion with Their Buyer Representation Agreement
for the Rebate to be Valid. This rebate program is only available
where permitted under state and federal law and when not otherwise
prohibited by the buyer's lender(s). There may be tax consequences

* Seller Rebate is based on the full
service listing package "Option C" on the uGetOne official website and the
uGetOne Office Actually Collecting Their Regular Full Service Listing
Commission Fee And Or The Agreed To Commission Listing Fee Between Seller
And uGetOne On Your Listing Agreement That You Should Read And Would
Have Agreed To And Signed. See your agent/Realtor for details. All Sellers
or in the case of any Exchange, the Exchanger must sign The Rebate Agreement
Portion on Their Listing Agreement before any rebate will be issued. This
rebate program is only available where permitted under state and federal law
and when not otherwise prohibited by the buyer's lender(s). On the Seller's
side of the transaction 3% is the regular commission, plus Seller decides in
the listing agreement what will be paid to the Agent that Represents the
Buyer. For a this rebate, Seller May Choose To Reduce The Sellers
Representation side of the Listing Fee Less 1% Of The Sales Price Or Get The
Rebate paid or credited to the party or parties named as the "seller(s)" on
the HUD-1 Closing Statement or equivalent official closing statement. Seller
And Buyer Rebates Only Apply If Commission Is Actually Received by uGetOne
at the close of escrow/settlement for representing the buyer And Or Seller.
There may be tax consequences to the rebate. If you need legal or tax

discontinuation without notice. If No or Unacceptable Commission Is
Collected Nor None Is Offered Then All uGetOne Rebate Offers Are Void.
Rebate Addendum must be signed before listing your property for sale along
with the listing agreement. If none is signed then the Agreement made in the
Listing Agreement with stand and there will be no rebate. For Example you
may have made a special arrangement or negotiated a Listing Agreement
Different than outlined in "Option C".
